From LOI to punch list, we provide senior level management to ensure a successful project. From a good deal, to a good team, to a great product, we manage the project as if we are the actual owners.
Owner Project Management
Develop, maintain and communicate occupancy schedule
Negotiate, purchase and coordinate delivery of all owner furnished materials and equipment
Assist operations team to ensure timely turnover
Collect all closeout documentation as required by local authorities
Occupancy Planning
Review lease documents and provide input regarding design and construction issues
Review lease documents with client and real estate counsel to finalize executable lease format
Manage construction requirements in accordance with lease document
Visit site to give a visual assessment
Provide Landlord requirements when applicable
Lease Negotiations
Review and analyze program requirements
Existing facility surveys
Conceptual estimating
Budget and schedule development
Development of owner procurement strategy
Site logistics and planning
Drafting or reviewing design and contractor agreements
Pre-qualification and bidding or negotiation with contractors
Coordinate zoning, permitting and ride issues
Obtain value engineering solutions to achieve best value for the client
Pre-Construction Management
Day to day project management and construction oversight
Visit construction site as required to monitor progress
Lead periodic project update meetings to ensure all stakeholders are delivering on time and on budget
Provide client with budget review and updates as agreed upon
Provide client with weekly project updates
Negotiate change orders
Review and approve all project invoices and forward to client for payment
Construction Phase
Coordination of project completion and turnover
Develop contractor punch lists to help expedite and ensure completion of timely turnover
Evaluate, review and negotiate on our client's behalf and contractor changes or fees
Produce and distribute to client all documentation for closeout
Provide on-going warranty management
Facilitate the close out of all Landlord lease requirements

Tony Hassman
Principal
Tony Hassman is an 20+ year executive with strategic development, financial and operational oversight to efficiently manage the business processes for companies in the real estate and entertainment sectors. Leveraging his engineering training and business experience on the Owner’s side, he’s honed an expertise in evaluating and implementing organizational policies and procedures that enhance the company’s effectiveness across financial, operational, and technical sectors. As Principal of Rothschild Downes, he along with other Principals, is responsible for strategic planning and the tireless commitment to refine and improve the white-glove client service for which Rothschild Downes is known. Tony leads TCTrac and other technology-focused innovation initiatives and enhancements, establishing Rothschild Downes as the industry’s technology leader and was honored in 2017 with ICSC’s Rising Retail Leaders Under 40 award.
Mark Meiser
Principal
Mark Meiser has over 30 years of experience in the shopping center development industry. His achievements include overseeing $10 billion in tenant shell construction. This has entailed more than 15 million square feet of new retail, entertainment, hospitality and mixed-use developments, and comprises over 5,500 stores and restaurants opening for business. He has orchestrated tenant activity for over 25 shopping center grand openings which have included some of the nation’s highest profile and most successful mixed-use retail projects. Mark is also the co-inventor of TCTrac, a real-time mobile information tenant tracking and reporting system for the shopping center industry.
Brian Stys
Principal
Brian Stys founded Stys Hospitality and brings more than 30 years of construction operations knowledge. With his unique perspective of having successfully developed and managed construction teams on a national level and world wide, Brian provides a unique value and point of view to any project. He works closely with the client and the team to ensure success and satisfaction on every level. Prior to starting Stys Hospitality, Brian was Vice President at Shawmut Design and Construction in Boston where he spent 19 years, and is credited with building restaurant, gaming, hotel and retail divisions.
